Santorini
Greek Aegean island; under review for STR CAP extension under Law 5275/2026.
Santorini remains outside Greece's short-let registration freeze: the extension Kyriakos Mitsotakis announced on 5 September covers only central Athens and Thessaloniki's historic centre, and a CAP review naming the island in March has produced no decision.

Nomads & CommunitiesBackground
Santorini, officially Thira, is a volcanic island in the southern Aegean, part of the Cyclades. It is known for its caldera views and some of the highest tourism density in Greece: a permanent population of about 15,000 receives more than three million visitors a year.
Its housing market differs from those of Athens or Thessaloniki. Most of the resident workforce serves tourism, and the permanent population has fallen as homes have been converted to tourist lets, so a CAP on short lets would hit the island's economic model directly.
Enforcement so FAR has come through tax inspection rather than registration limits. Greece's tax authority, AADE, boarded 26 tourist boats at Vlychada port and other Santorini berths on 17 August 2026 and found violations on 12 of them. It issued €43,000 in fines after linking €92,000 to the breaches. The Charter fleet sits outside the registers Greece uses to police short-let accommodation.
Santorini stays outside the registration freeze
In March 2026 Greek authorities said they were reviewing short-let caps for Santorini, Paros, Chania and Halkidiki under Law 5275/2026. No formal decision on the island had been published by 8 May.
The September round left Santorini out again. Mitsotakis announced on 5 September that the halt on new registrations would last until 31 December 2027 in central Athens and Thessaloniki's historic centre, with no island added. Greece's statistics agency puts 49.3% of 2025 overnight stays in the South Aegean and Crete, so the islands that carry most of the load, Santorini among them, still face no registration limit.
