Background

Syntagma is the main central square of Athens, home to the Hellenic Parliament and a major commercial and transit hub. The surrounding district is one of the six original Athens zones placed under the STR (short-term rental) registration suspension since 2024, alongside Plaka, Monastiraki, Omonia, Kolonaki and Exarcheia. Law 5275/2026 maintained the suspension and introduced the no-licence-transfer rule on property sale.

Syntagma's central location — on the boundary between the historic tourist core and the business district — made it a significant STR micro-market before the ban. As a transit hub with major hotels and proximity to the Parliament building, it attracts a mix of business and tourist visitor demand that the STR ban redirects toward hotel inventory.
