San Jacopino is a rione of Florence in Quartiere 1, the city district that also holds the historic centre. It lies just outside the UNESCO-listed core, around Piazza San Jacopino.
It is one of nine zones outside the historic centre where the city council's amendments of 4 June 2026 closed new short-let authorisations. The others include Campo di Marte, Gavinana, Libertà and Rifredi, and the council vote followed monitoring work by a TEAM at Sapienza University of Rome.
For hosts the freeze is a closed door, not an eviction: authorised operators continue, while new applicants cannot enter. The Tuscan Administrative Court refused on 25 September 2026 to suspend the measure before a full hearing.
New lets stay shut before trial
Florence's council amendments of 4 June 2026 closed new short-let authorisations in San Jacopino and eight other zones beyond the UNESCO core. On 25 September the Court declined to suspend them, finding that the challengers had described their harm only in very generic terms.
No date has been set for the full hearing, so the freeze holds in the rione until then. Operators already authorised keep trading under the old regime. The closed door falls on would-be hosts, including anyone whose application was still pending, WHO lose the option at least until the merits hearing.
