Background
Omonia is a central Athens district and its eponymous square, one of the city's busiest transport intersections and a historically working-class commercial area. It is one of the six original central Athens zones under the STR registration suspension since 2024, alongside Plaka, Monastiraki, Syntagma, Kolonaki and Exarcheia. Law 5275/2026 maintained the suspension and added the no-licence-transfer clause on property sale.
Omonia's inclusion reflects the policy's intent to address housing affordability across different socioeconomic zones of central Athens, not only the premium or tourist-facing areas. The neighbourhood has experienced significant redevelopment pressure, and its proximity to central transit infrastructure made it an STR market in its own right during the 2020-2025 growth period.
