Property Registry Number (Greece)

Unique number Greece's tax authority issues to every property let for short stays.

No new Property Registry Number can be issued in Athens' first three municipal districts, and on 5 September 2026 Prime Minister Kyriakos Mitsotakis said the freeze would run to 31 December 2027 and cover Thessaloniki's historic centre.

Key Question

Can a new host still get a short-let number in central Athens?

Background

The Property Registry Number (Αριθμός Μητρώου Ακινήτου, AMA) is the identifier Greece's Independent Authority for Public Revenue (AADE) issues when a property enters its Short-Term Stay Property Register. Every flat, house or separately let room offered for short-term rental needs its own number, and the number must appear on listings.

The Register rests on Article 111 of Law 4446/2016, as amended by Law 5073/2023. Under Law 5162/2024, no new property could register in Athens' first, second and third municipal districts from 1 January 2025. A joint ministerial decision of December 2025 extended that suspension to 31 December 2026.

Because every short let needs a number, withholding numbers is how Greece freezes new supply in a district. The same mechanism carries the extension to 31 December 2027 that the prime minister announced on 5 September 2026, which would also reach Thessaloniki's historic centre.

Key Issues
Athens freeze

The freeze works by withholding numbers

Greece's ban on new short lets in central Athens works by refusing the number. Since 1 January 2025, under Law 5162/2024, no new property in the first, second and third municipal districts can enter The Register, so none can obtain a number to display on a listing. A joint ministerial decision of December 2025 extended that suspension to 31 December 2026.

On 5 September 2026 Mitsotakis announced that new registrations in central Athens and in Thessaloniki's historic centre would stay suspended until 31 December 2027. No ministerial decision giving the announcement force had been found when it was reported, so the published end date remains 31 December 2026 until one appears.
