Background
Exarcheia is a central Athens neighbourhood historically associated with the Greek Left, anarchist politics, and student life, adjacent to the Athens Polytechnic and the National Archaeological Museum. Its inclusion in the six-zone central Athens STR registration suspension since 2024 places it in the same regulatory bracket as the upmarket Kolonaki and the tourist-core Plaka, reflecting the policy's neighbourhood-agnostic intent to reduce STR density across central residential areas. Law 5275/2026 maintained the suspension and introduced the no-transfer clause.
Exarcheia has seen some gentrification pressure from nomad and tourist influx over 2020-2025, a point of tension with local residents.
