Background
The CIN (Codice Identificativo Nazionale) is Italy's mandatory national registration code for all short-term rental properties, which hosts must display on listings and at the property. Introduced in January 2025, the CIN requirement was Italy's initial compliance move ahead of the EU STR Regulation. In May 2026 the CIN gained additional legal significance: the Italy 2026 Budget Law tied the flat-tax rate structure for STR income to whether a host operates above or below the three-property business trigger, with CIN registration as the tracking mechanism .
The CIN is administered through the BDSR (Banca Dati Strutture Ricettive), Italy's national accommodation database. Hosts failing to display their CIN face fines from regional authorities, and platforms are required to refuse listings without a valid code.
Italy's CIN system is one of the more operationally complete SDEP implementations in the EU, providing a template that other member states with fragmented accommodation registries are studying.
