Mexico City slips its host deadline

Mexico City has pushed its short-let host registration deadline to the end of 2026, two months after the original June date passed with the city's night cap already suspended.

Key takeaway

Mexico City moved its host registration deadline to December rather than enforce the June one.

Mexico City extended the registration period for temporary-tourist accommodation hosts to the end of 2026, Expansion Politica reported on 19 August, with the city citing the need to work through individual host and property cases1. The original deadline fell on 20 June.

The city opened that registry on 22 May with a window of roughly thirty days, in the middle of the World Cup. By the end of June it had logged 27,000 entries against a property base above 30,000. That is a count of properties in the database, not of hosts who finished the process: the collective Todos Somos Anfitriones estimated in late July that under 5% of hosts had registered. Two numbers, two denominators, and only one of them describes a person who has complied.

June's deadline then passed without enforcement. More than 400 host amparos, the Mexican constitutional injunction a private party can win against a public act, had already suspended the 183-night cap mid-deadline. A city that has lost its cap in court carries little appetite for a second fight over the registry.

Extending to December concedes the pace without touching the rule. Nothing a host must eventually do has changed, and the registration requirement survives intact. What the city buys is time against a caseload it cannot process, and what a host gets is a reprieve that expires after the tournament rather than during it.

Deep Analysis

In plain English

Mexico City has pushed back the deadline for short-let hosts to register with the city, to the end of the year. The registry itself only opened in May 2026, later than planned, and is meant to enforce rules limiting hosts to three properties each and 183 rental nights a year. So far, the city has not published how many hosts have actually completed registration.

Deep Analysis
Root Causes

The registration deadline keeps slipping because the underlying registry was built after the rule it was meant to enforce, not before it.

A Workers Party deputy, Gerardo Villanueva, said at the time the registry opened that "there is no clarity on limits, no one is monitoring the use of properties" , and no completed-registration count has been published since to show that has changed.

What could happen next?
  • Risk

Mexico City has extended its host-registration deadline without publishing a completed-registration count, so compliance with the underlying cap remains unmeasured from outside government.
